We are seeking a motivated and savvy Commercial Real Estate Leasing Agent to join our thriving team at KC Commercial brokered by Platinum Realty. The ideal candidate will possess an entrepreneurial spirit and a profound ability to create robust relationships with potential clients. This role involves leasing a portfolio of commercial properties, such as office spaces, retail stores, and industrial buildings to various businesses.

KC Commercial - a dynamic trio consisting of two dedicated full-time agents and a meticulous admin/transaction coordinator, collectively closing over $26 million in commercial real estate transactions within the past 18 months. We're eager to enlarge our vibrant team and amplify our growth possibilities in the Kansas City commercial real estate landscape.

🔹 Key Responsibilities

▪️ Leasing and Client Acquisition

Identify, engage, and secure tenants for commercial properties.

Facilitate property viewings with prospective tenants.

Develop and execute leasing plans to optimize occupancy and revenue.

▪️ Client Relations

Build and maintain strong relationships with prospective and current tenants.

Manage all communication and negotiations with potential clients.

▪️ Market Analysis

Conduct market and demographic research to gauge property standing and identify potential tenants.

Stay abreast of industry trends, market activities, and competitors.

▪️ Marketing

Create and implement marketing strategies to generate leads.

Utilize various platforms, including social media, to advertise available properties.

▪️ Reporting

Provide regular updates to the management team on leasing status, client interactions, and market trends.

Create and present detailed reports on leasing activities, achievements, and future plans.

🔹 Qualifications

▪️ Has the ability to show up Monday - Friday with commercial leasing at top of mind and with focus and dedication.

▪️ We believe leasing is the foundation required to become a commercial real estate agent, a willingness to learn commercial leasing is a must.

▪️ Must have reliable transportation.

▪️ Licenses: A valid Real Estate Agent or Broker license in Missouri and/or Kansas.

▪️ Must be willing to move license to Platinum Realty.

▪️ Negotiation Skills: Exceptional ability to negotiate lease terms and close deals.

▪️ Communication Skills: Outstanding written and verbal communication skills.

▪️ Customer Focus: Robust customer service skills and ability to build and sustain client relationships.

▪️ Analytical Skills: Ability to analyze market data and trends.

▪️ Tech-Savvy: Proficiency with CRM software and other industry-related tools.

🔹 Working Conditions

▪️ Ability to work in a fast-paced environment.

▪️ Although we pride ourselves on work life balance and mostly work traditional M-F, 9-5 hours a willingness to work outside of traditional business hours for client meetings and viewings is a must.

▪️ Ability to travel to various property locations as needed.

🔹 What a typical day in Commercial Leasing might look like:

9:00 AM – 11:00 AM: Property Viewings and Client Meetings

Conduct scheduled property viewings with potential tenants.

Engage in one-on-one client meetings to understand their requirements and to showcase suitable properties.

11:00 AM – 12:00 PM: Follow-ups and Communication

Follow up with leads and clients via email or phone calls.

Discuss feedback from property viewings with prospective tenants and address any queries or concerns they may have.

12:00 PM – 1:00 PM: Lunch Break

Enjoy a lunch break and perhaps engage in informal networking, which is crucial in the real estate business.

1:00 PM – 2:00 PM: Administrative Tasks

Work on lease agreements, documentation, and ensure all paperwork is compliant.

Update property listings and respond to online inquiries.

2:00 PM – 4:00 PM: Market Analysis and Research

Analyze the local commercial real estate market, noting any trends, price movements, and available properties.

Research new businesses or entities that may be looking for commercial spaces.

4:00 PM – 5:00 PM: Marketing Efforts, Client Negotiations

Work with the marketing team to develop and optimize listings for various platforms.

Explore innovative marketing strategies to attract potential tenants.

Engage in negotiations regarding lease terms, pricing, and property modifications with prospective or current tenants.

Networking Events (Occasionally)

Attend industry events, workshops, or networking gatherings to forge connections with other real estate professionals, business owners, and potential clients.

This schedule is a generalized framework and actual timings and tasks might vary based on company practices, active deals, and market conditions. Flexibility and the ability to prioritize tasks effectively are key attributes for a successful day in the life of a Commercial Real Estate Leasing Agent.

▪️ Appointments: Be ready for unplanned viewings or urgent meetings with clients or team members.

▪️ Client Management: Depending on deal stages, additional time might be spent on particular clients or negotiations.
